Short-Term Rentals and UAE Corporate Tax: Airbnb Hosts' Guide
Do Airbnb hosts pay UAE corporate tax? Short-term letting as business activity, the threshold, deductible hosting costs, and licensing.

Short-term letting — Airbnb-style nightly or weekly rentals with guest turnover, cleaning, and active management — is strongly indicative of business activity for UAE corporate tax. Hosts' gross rental receipts count toward the AED 1 million calendar-year threshold, and above it the host registers as a natural person and pays 0% to AED 375,000 and 9% above. Deductible costs include cleaning, furnishing, platform fees, utilities, and management. Short-term letting also needs the relevant tourism/holiday-home licensing, separate from tax.

# Why short-term lets look like a business
A holiday let operates like a small hotel: listings, dynamic pricing, guest communication, check-ins, cleaning turnovers, restocking, reviews management. That is hospitality operations, not passive investment — and the FTA's business-likeness markers point firmly at business.
Even a single unit can qualify. Unlike long-term letting where scale matters, one intensively managed short-term let exhibits the business markers on its own: high guest turnover, active management, marketing. Do not assume 'just one apartment' means 'just investment'.
The licensing regime agrees: holiday homes need tourism licensing in each emirate (Dubai's DTCM holiday-home permits, Abu Dhabi and others' equivalents). Operating a licensed holiday home while claiming the activity is not a business is an incoherent position.
# Counting host turnover
Gross guest payments — the full booking amounts — are turnover, before the platform's commission. A host receiving AED 300,000 net on AED 350,000 of bookings has AED 350,000 of turnover; the platform fee is a deductible expense.
Add all platforms and direct bookings: Airbnb, Booking.com, direct website, repeat guests. One host with two units across two platforms aggregates all four revenue streams into one threshold test.
Seasonality concentrates the test: Dubai's winter peak can deliver half the year's revenue in four months. Track cumulative receipts monthly through the season — the threshold can be crossed by February, with the obligations running for the whole year.
| Source | Gross bookings (AED) |
|---|---|
| Airbnb unit 1 | 420,000 |
| Booking.com unit 1 | 180,000 |
| Airbnb unit 2 | 380,000 |
| Direct repeat guests | 120,000 |
| Total turnover | 1,100,000 — over threshold |
# Deductible hosting costs
The operating stack: cleaning fees, laundry, consumables and restocking, platform commissions, payment fees, utilities and internet, and management company fees. Each needs invoices or statements — the cleaner's monthly invoice, the platform's commission report.
Furnishing and setup are capital: furniture, appliances, and fit-out depreciated over their useful lives. A AED 60,000 furnishing package is not a year-one deduction. Keep the setup invoices in the asset register.
The property costs — service charges, maintenance, insurance — are deductible for the business portion. If you also use the unit personally for part of the year, apportion: personal-use weeks are not business. Keep a usage calendar — it evidences both the apportionment and the business character.
# Licensing and the commercial side
Holiday-home licensing is mandatory and separate from tax: register the unit with the relevant tourism authority, meet the classification standards, and comply with the operating rules. Unlicensed short-term letting risks fines and closure — a commercial problem that dwarfs the tax.
Licence fees and classification costs are deductible business expenses. Keep the permits with the tax file; they also evidence the business character, consistently with the tax position.
Some buildings and communities restrict or prohibit short-term letting. Check title deeds, community rules, and landlord consent before investing in the setup — a beautifully furnished unit you cannot legally let is an expensive mistake no tax deduction fixes.
# From one unit to a hosting business
Growth is operational before it is fiscal: standardised furnishing, professional cleaning contracts, channel management software, maybe staff. Each step makes the business character clearer and the records better — growth and compliance reinforce each other.
At multi-unit scale, consider structure: continued individual operation with Small Business Relief through 2029, or a hospitality LLC for liability, staffing, and brand. The company route starts company taxation from day one — model it against the natural-person route before incorporating.
Professionalise the finances at scale: separate business banking, monthly management accounts, quarterly threshold and profit reviews. A ten-unit host running on personal accounts and memory is a compliance accident waiting for a year-end. The systems that scale the business are the systems that satisfy the FTA.

Frequently asked questions
I rent one apartment on Airbnb part-time. Is that a business?
Almost certainly yes for tax characterisation — short-term letting with guest turnover and active management is strongly business-indicative even for a single unit. The question then is scale: gross receipts are threshold-tested against AED 1 million, which one part-time unit may or may not reach. Character first, threshold second.
Do platform fees reduce my turnover?
No. Turnover is gross guest payments before the platform's commission. AED 350,000 of bookings with AED 50,000 of platform fees is AED 350,000 of turnover; the fees are deductible expenses. Report gross, deduct fees — the threshold sees the gross.
Can I deduct furnishing costs?
As capital expenditure depreciated over useful life — not immediately. Keep furnishing invoices in an asset register and claim depreciation annually. Consumables, cleaning, and restocking are expensed immediately with receipts.
What if I also stay in the unit myself?
Apportion: personal-use periods are excluded from the business. Keep a usage calendar showing guest nights versus personal nights, and apportion property costs accordingly. Significant personal use weakens the business-expense claims for the shared costs — document the split honestly.
Do I need a licence for Airbnb in Dubai?
Yes — holiday homes require registration and permitting with the tourism authority (DTCM in Dubai, equivalents elsewhere), meeting classification and operating standards. Licensing is separate from corporate tax but parallel: operate licensed, stay tax-compliant, and keep both files in order.
