Tax Residency Certificate for Self Storage Companies UAE: Complete Guide

Tax residency certificate for self storage companies UAE: the Federal Tax Authority issues it through the EmaraTax portal. A company qualifies where it is incorporated or registered in the UAE with central management and control exercised from the UAE, and is not tax resident elsewhere. Individuals qualify principally through 183 days of physical presence in the relevant 12-month period. Choose the treaty or domestic purpose, upload the evidence bundle, and the certificate typically issues within days of a complete file.

# What a TRC actually does for a self-storage company

A Tax Residency Certificate (TRC) is the Federal Tax Authority's official statement that a person — a company or an individual — is tax resident in the UAE for a given period. For a self-storage company, it is less about UAE tax (the UAE already taxes the company under its own rules) and more about the rest of the world.

The three jobs a TRC does

Treaty relief. The UAE's double taxation agreements typically reduce withholding taxes that other countries levy on dividends, interest and royalties flowing out to UAE residents. A foreign investor who owns a Dubai self-storage facility through a UAE company, and wants treaty-reduced withholding on the dividends the company pays home, will be asked for the company's TRC. Without it, the treaty benefit is usually refused.

Bank and counterparty KYC. Banks, especially outside the UAE, increasingly ask for proof of tax residence before opening accounts or extending credit. A domestic-purpose TRC answers that question with an FTA-issued document rather than a self-declaration.

Residence tie-breakers. Where two countries could both claim an individual as resident — the classic case is a storage-business owner splitting time between the UAE and a home country — the TRC is the UAE side of the evidence in a treaty tie-breaker analysis.

What it does not do

A TRC does not reduce UAE corporate tax, does not exempt VAT on storage services, and does not replace registration obligations. It is evidence of residence, not a tax holiday. Any adviser promising otherwise is selling something the certificate cannot deliver.

# The company test: when a self-storage LLC qualifies

The FTA applies a substance-based test to companies. The certificate is not available to brass-plate entities, which matters for storage operators because the sector includes everything from genuine multi-site facilities to lightly staffed SPVs holding a single warehouse.

The core conditions

A juridical person qualifies where it is incorporated or otherwise registered in the UAE and its central management and control are exercised from the UAE — in practice, where the board or the directing minds actually make decisions — and it is not considered tax resident in another jurisdiction. A Dubai-licensed self-storage LLC whose directors meet in Dubai, whose facility leases are signed in Dubai, and whose operations team runs the sites from Dubai will normally satisfy this. A UAE company whose board meets entirely abroad, with no decision-making footprint in the Emirates, will not.

Why some treaties are stricter

The FTA has indicated that where the relevant double taxation agreement contains its own, stricter residence definition, eligibility is assessed against that treaty's criteria. If you are applying for treaty purposes against a specific country, read that treaty's residence article first — the domestic test getting you through the portal does not guarantee the treaty partner accepts the certificate's premise.

The new-company problem

The FTA's conditions are framed around a 12-month period, and the certificate cannot cover future periods. A storage company licensed three months ago cannot evidence twelve months of UAE management and activity. In practice, operators apply once they have a trading track record — after the first year is the normal rhythm — and plan treaty-dependent cash flows (such as a first dividend to a foreign parent) around that timeline.

TRC eligibility: company test versus individual 183-day test, with treaty or domestic purpose and one-year validity Two columns. Left, the company test: incorporated or registered in the UAE, central management and control exercised from the UAE, and not tax resident elsewhere. Right, the individual test: valid UAE residence plus at least 183 days of physical presence in the relevant 12-month period, proved by the official entry and exit report. Below: choose treaty purpose naming the country, or domestic purpose; the certificate covers one year from the start of the selected financial year and cannot cover future periods. Company test juridical person Incorporated / registered in the UAE Central management & control exercised from the UAE Not tax resident elsewhere Individual test natural person Valid UAE residence visa Physical presence of at least 183 days in the 12-month period proved by entry/exit report Purpose: treaty (name the country) or domestic (bank / regulatory) A treaty TRC may be tested against that treaty's own residence article Valid one year from the start of the selected financial year — past or current periods only, never future
Companies qualify through UAE incorporation plus UAE-based management and control; individuals qualify principally through 183 days of physical presence in the 12-month period. Pick the treaty or domestic purpose deliberately — the certificate covers one year, never a future period.

# The individual test: 183 days and the 12-month window

Storage businesses are often owner-managed, and the owner personally needs a TRC — for personal tax residence in a home country, for banking, or for treaty claims on personal investment income. The individual test is presence-based.

The 183-day test

The principal route: the individual is a UAE national or holds a valid UAE residence visa and has been physically present in the UAE for at least 183 days within the relevant 12-month period. Presence is proved, not asserted — the entry and exit report from the immigration authorities is the controlling document, cross-checked against passport stamps.

Counting days correctly

Count physical presence, not visa validity. A residence visa that was active all year while the holder spent 200 days abroad fails the test. Partial days count by the immigration system's rules, so pull the official entry/exit report before doing your own arithmetic — a self-counted 190 days that the official report shows as 178 is a rejected application. For a storage owner who travels to source equipment or visit investors, keep a simple travel log through the year; reconstructing twelve months of trips from memory at application time is where errors creep in.

Alternative routes

The FTA's framework includes alternative routes for specific categories — notably GCC nationals holding UAE residence and conducting business or activity in the UAE. These routes have their own conditions and documentation, and they change more often than the headline 183-day test. If you think you qualify under an alternative rather than the presence test, verify the current conditions on the FTA service page before assembling the file — applying under the wrong route is a common cause of rejection.

# Self-storage evidence the FTA expects to see

The FTA does not issue TRCs on the basis of a trade licence alone. It wants to see a living business, and a self-storage facility generates exactly the kind of paper trail that proves one.

The standard bundle

For a company: valid trade licence, certificate of incorporation and memorandum of association, audited financial statements (or bank statements where audited accounts are not yet available), the Emirates ID and passport of the authorised signatory, and a board resolution or power of attorney authorising the application. For an individual: passport, residence visa, Emirates ID, entry/exit report, Ejari-registered tenancy contract, proof of income, and six months of UAE bank statements.

Storage-specific evidence that strengthens the file

Add what only an operating facility can show: the facility tenancy contract (Ejari-registered) proving the physical footprint; active customer unit agreements or an occupancy report proving the business trades; utility bills for the facility; and board minutes or management decisions taken in the UAE proving central management and control. A facility at 70% occupancy with signed customer contracts is self-evidently a real business — let the documents say so.

The two silent killers

First, document mismatch: the trade licence address, the Ejari, and the bank statements must tell the same story. A licence showing one emirate and an Ejari in another, unexplained, invites questions. Second, stale financials: applying for a 2025-period certificate with 2023 audited accounts suggests the file was assembled from whatever was to hand. Match every document to the period you are claiming.

# Step by step: filing the TRC on EmaraTax

The entire application runs online — there is no office visit. The FTA's service page for issuance of tax certificates is the entry point, and the application itself is completed inside EmaraTax at eservices.tax.gov.ae.

The filing sequence

Register and log in to EmaraTax (UAE Pass login is the current route). Navigate to the TRC service — via the certificates or other-services menu — and start a new certificate request. Select the applicant type: juridical person (company) or natural person (individual), and indicate whether you hold a corporate tax TRN, since that affects the fee. Choose the certificate purpose: tax treaty or domestic, and where treaty, the specific country. Enter the period: the financial year start and end dates for the 12-month period claimed — past or current only, never future. Upload the documents into the correct slots as PDF or JPEG within the portal's file-size limits. Pay the submission fee and submit.

Fees — verify before paying

Third-party guides to the portal report an AED 50 submission fee followed by an issuance fee on approval — around AED 500 for an electronic certificate for tax-registered applicants, higher (reported around AED 1,000–1,750) for physical copies or applicants without tax registration. Treat these as indicative: fee schedules change, and the only authoritative figure is the one the portal shows at payment. This page makes no representation about current fees.

After submission

The FTA reviews the file and may raise queries in the portal inbox — respond the same day, because the review clock effectively pauses while queries sit unanswered. On approval you pay the issuance fee and download the certificate. Third-party guides cite around five to seven business days for a complete file; plan for longer if queries arise.

# Treaty or domestic: choosing the right certificate and period

Two choices at the start of the application shape everything downstream: treaty or domestic purpose, and which 12-month period to claim.

Treaty versus domestic

A treaty-purpose TRC names the country whose double taxation agreement you intend to invoke — for example, the country of a foreign parent receiving dividends from the storage company. A domestic-purpose TRC is for UAE-side uses: bank KYC, regulatory filings, immigration matters. The residence tests are the same, but a treaty TRC may be examined against that specific treaty's residence article, so choose deliberately and do not reuse a domestic certificate for a treaty claim.

The period trap

The certificate is valid for one year from the beginning of the financial year you select, and the period must be past or present. The common mistake is applying in January for "the coming year" to get ahead of a planned dividend — the portal will not issue for a future period. Work backwards instead: if a dividend is planned for March, the TRC should cover the 12-month period ending in or around the dividend date, applied for once that period is complete.

One certificate, one period, one purpose

Each application produces one certificate for one period and one stated purpose. A storage group with investors in three treaty countries, plus a bank asking for domestic proof, is looking at multiple applications. Budget the fees and the document preparation accordingly rather than discovering this mid-transaction.

Coordinate with the transaction timetable

Treaty-dependent payments — dividends to a foreign parent, interest on a shareholder loan — should be scheduled after the TRC is in hand, not before. A dividend declared in February with the TRC applied for in March forces the payer to withhold at the full domestic rate and leaves the recipient chasing a refund. Finance teams should treat the TRC as a condition precedent in the payment approval workflow, alongside board approval and funds availability.

# Worked example: the 183-day count and the company parallel

Day-counting is where individual applications are won or lost. Take an illustrative storage owner, Ahmed (illustrative), who holds a UAE residence visa for all of 2025 and applies for a TRC covering the calendar year 2025.

The presence arithmetic

His entry/exit report shows 197 days physically present in the UAE during 2025 and 168 days abroad on equipment-sourcing and investor trips. The test requires at least 183 days: 197 ≥ 183, so the presence test is met with a 14-day margin (197 − 183 = 14). Had two of those trips extended by a fortnight — 183 days present — he would still pass, but with zero margin, and any discrepancy between his count and the official report would be fatal.

The company parallel

His storage LLC applies for the same period. It was licensed in January 2024, its three directors meet quarterly in Dubai (board minutes on file), facility leases and all customer contracts are signed in the UAE, and it is not tax resident anywhere else. The 12-month management footprint is fully evidenced, so the company test is met — unlike a sister SPV licensed in October 2025 with no board meetings yet, which would fail on the period requirement alone.

The fee arithmetic

At the indicative portal fees, the individual's electronic certificate costs around AED 50 (submission) + AED 500 (issuance) = AED 550, and the company's the same, for a combined AED 1,100 — trivial against the treaty withholding at stake on a single dividend. Verify the live fees in the portal; the arithmetic method, not the figures, is the point.

# Common rejection reasons for storage operators

Rejections cluster around a handful of preventable errors. Storage operators should check each one before submitting.

The new-entity rejection

Applying for a period in which the company barely existed. The FTA cannot certify twelve months of UAE management from three months of records. Wait until the track record exists.

The substance gap

A licence and an Ejari but no customers, no staff, no bank activity in the UAE. For a storage business this is an odd failure — an operating facility generates contracts, payments and utility bills by nature — but holding companies and pre-trading SPVs in the sector hit it regularly. If the entity is pre-revenue, say so and evidence what does exist rather than submitting a thin file.

The presence shortfall

Individual applications that count visa validity instead of physical presence, or that rely on self-counted days contradicting the official entry/exit report. Pull the official report first, then decide whether to apply.

The wrong-purpose filing

A domestic TRC submitted to a foreign tax authority for a treaty claim, or a TRC naming the wrong treaty country. The certificate states its purpose — a mismatch with the claim it supports undermines the claim.

The mismatched file

Addresses, names and periods that disagree across documents. Before uploading, lay the documents side by side and check that the licence, Ejari, bank statements and application form describe the same entity, the same addresses, and the same period.

Reapplying after rejection

A rejection is not a ban — it is a diagnosis. Read the FTA's reasons, fix the specific defect (wrong period, missing management evidence, presence shortfall), and reapply with a corrected file. Do not resubmit the identical bundle hoping for a different reviewer; the system keeps the history, and a second identical filing signals that the defect was not understood.

# TRC and UAE tax: what the certificate does not do

Two misconceptions cause the most expensive mistakes: that the TRC changes UAE tax, and that it is a one-time exercise.

What the certificate does not change

A TRC does not reduce the storage company's UAE corporate tax, does not alter the 5% VAT on storage services, and does not excuse any registration or filing obligation. It is outward-facing evidence for foreign tax authorities, banks and counterparties. Internal UAE compliance continues exactly as before — the corporate tax return is still filed, VAT is still charged on unit rentals, and records are still kept.

The annual rhythm

Residence is re-tested for each period, and a fresh certificate is needed for each year you intend to rely on one. Build a light annual routine: keep board minutes and management records current through the year, maintain the travel log for the 183-day count, and calendar the application for shortly after the period closes so the certificate is in hand before dividends, treaty claims or bank reviews need it.

E-invoicing and record hygiene

The e-invoicing mandate — voluntary and pilot from 1 July 2026, mandatory from 1 January 2027 for AED 50 million-plus turnover and from 1 July 2027 for others — will put every storage company's invoicing on structured rails. Clean, system-generated rental invoices double as the revenue evidence future TRC applications may need. Treat compliance systems as shared infrastructure: the same records defend a TRC file, a VAT audit and a corporate tax review.

Keep the TRC out of domestic arguments

Occasionally a company waves its TRC at a UAE-side question — a VAT registration dispute, a corporate tax residency challenge. The certificate does not decide domestic liability; the underlying facts do. Using it as a shield in the wrong forum weakens its credibility where it actually matters: before foreign tax authorities and banks.

FAQ Answers to the questions people actually ask

Frequently asked questions

Does a self-storage company need a company TRC or an individual TRC?

Tax Residency Certificate for Self Storage Companies UAE — a company TRC evidences the storage company's UAE tax residence; an individual TRC evidences the owner's or manager's personal residence. Foreign investors in a self-storage business often need both: the company TRC for the company's treaty claims and their own TRC for personal tax residence in their home country.

What is the 183-day rule for a UAE tax residency certificate?

Tax Residency Certificate for Self Storage Companies UAE — principally 183 days of physical presence in the UAE within the relevant 12-month period, together with a valid UAE residence visa. Alternative routes exist for certain categories such as GCC nationals with UAE business activity — check the current FTA conditions for the period you are applying for.

How does a self-storage LLC qualify for a TRC?

Tax Residency Certificate for Self Storage Companies UAE — the company must be incorporated or registered in the UAE with its central management and control exercised from the UAE, and must not be considered tax resident in another country. For a self-storage operator, evidence includes the trade licence, Ejari-registered facility, active unit contracts, and board decisions taken in the UAE.

Can a newly licensed self-storage company get a TRC immediately?

Tax Residency Certificate for Self Storage Companies UAE — the FTA's published conditions are framed around a 12-month period, and a company that has only just been licensed will struggle to evidence a full period of UAE management and activity. Most operators apply once they have a track record — typically after the first year of trading.

Can I use a TRC for UAE bank compliance rather than a tax treaty?

Tax Residency Certificate for Self Storage Companies UAE — yes — select the domestic purpose. Domestic TRCs are used for UAE banking, regulatory and immigration purposes rather than treaty claims, but the underlying residence tests the FTA applies are the same.

What does a UAE tax residency certificate cost?

Tax Residency Certificate for Self Storage Companies UAE — per third-party guides to the portal (verify on EmaraTax before paying): an AED 50 submission fee, then an issuance fee of around AED 500 for an electronic certificate for tax-registered persons, rising for physical copies or non-registered applicants. Fees change — confirm the live fee schedule in the portal.

How long does the FTA take to issue a TRC?

Tax Residency Certificate for Self Storage Companies UAE — typically a few business days from submission of a complete application — third-party guides cite around five to seven business days. Incomplete files stall: respond to FTA queries in the portal inbox the same day they arrive.

What documents does the FTA ask for with a TRC application?

Tax Residency Certificate for Self Storage Companies UAE — for individuals: passport, residence visa, Emirates ID, entry/exit report, Ejari tenancy contract and bank statements. For companies: trade licence, incorporation documents, audited financials or bank statements, and evidence of UAE management. Storage-specific additions: the facility tenancy contract and active customer unit agreements proving real operations.

Does a TRC need renewing every year?

Tax Residency Certificate for Self Storage Companies UAE — yes, one per period, and the conditions are re-tested each time. A storage company whose management moves abroad or whose substance thins out may qualify one year and fail the next — keep the evidence (board minutes, presence records) current year-round, not just at application time.

Does a tax residency certificate reduce my UAE corporate tax?

Tax Residency Certificate for Self Storage Companies UAE — no. A TRC proves residence; it does not change the company's corporate tax liability, VAT obligations or registration duties in the UAE. Treat it as a passport for treaty claims, not a tax exemption.
