DAFZA Company Setup Cost: a Premium Zone Priced by Space

DAFZA publishes no company setup fee schedule we could verify. See how licence, company type and physical space build the real premium airport-zone cost.

dafza company setup cost

There is no verified DAFZA company setup price to quote, because Dubai Airport Free Zone publishes no company setup fee schedule on its own site that we could verify. Its site walks you through three choices, your licence, your company type and your space, then asks you to enquire. DAFZA is a premium airport zone built around physical space, so your facility choice, not a package headline, drives the real cost.

# Why DAFZA Publishes No Setup Price We Could Verify

Search for a DAFZA setup price and you will find precise totals everywhere except from DAFZA itself. We checked the authority's own site for a published company setup fee schedule and could not verify one. The site describes the zone, its licences and its facilities, then routes you to an enquiry. Every exact figure online therefore comes from a reseller, an agent or a comparison site, and each seller bundles space, visas and services differently.

That matters more at DAFZA than at most zones, because sellers' totals diverge so widely. One quote bundles a small office, another prices a desk arrangement, a third adds logistics facilities. Until a quote itemises licence, registration, space and people separately, you cannot tell whether you are comparing two offers or two different products.

One thing does not change between zones. Federal Tax Authority registration is free and identical across the UAE. What changes at DAFZA is the authority, its airport location and its space-led model.

# A Premium Airport Zone With No Licence-Only Entry

DAFZA is not a licence-only zone, and that single fact separates its cost structure from the remote, package-led zones founders often compare it with. The authority's own setup route runs in three steps: choose your licence, choose your company type, then choose your space. Space is a step in the product, not an optional upgrade after it.

So there is no bare DAFZA licence to price on its own. Even the lightest route a founder can take prices a physical presence inside the zone, beside Dubai International Airport, as part of the setup. That presence is what you are really buying: an airport address, premises your team and your goods can actually use, and the credibility that comes with both.

Model your DAFZA budget from the facility backwards, using our setup cost estimator to build that structure first.

# How DAFZA Costs Follow the Space You Take

At DAFZA your space choice does three jobs at once. It sets your rent, it signals the scale of your operation to the authority and your bank, and it shapes how many people your company can sponsor, because visa capacity follows the facility you hold rather than a menu you pick from.

The facility ladder runs from office space for services and trading teams, through light industrial space, to warehouse space for companies that store and move goods. Each step raises your annual cost far more than any change of licence category does.

Read our free zone licence cost guide for Dubai alongside this page to see how this space-led model compares with Dubai zones that bundle a desk into the licence itself.

# The Cargo and Logistics Profile Behind the Premium

Founders choose DAFZA for one reason above all others: cargo. The zone sits beside Dubai International Airport, and its natural company profile is freight, logistics, aviation support and high-value goods that move by air. For those businesses the cost question is never just the licence. It is whether the whole logistics chain works from one address.

That profile adds cost categories other zones never raise. Customs registration and goods documentation become part of setup planning. Storage, handling and the movement of goods between the zone and the mainland market shape your VAT position and your record keeping from the first shipment. A trading company that imports through the airport and re-exports lives inside those rules every week.

If your goods never touch an airport, price that honestly too. Paying an airport premium for a business that gains nothing from airside access is the most common DAFZA mistake.

# Costs Outside the Licence and Lease Headline

Even after you settle licence and lease, several cost lines sit outside both. Registration of the company is one line. The establishment card is another, and your company needs it before it can sponsor anyone. Visa processing then adds its own government steps for each person, including the entry permit, the medical fitness test and the Emirates ID application.

Amendments add more. Changing activities, changing your facility or restructuring the company after setup each carries its own authority process and charge. Keep your ultimate beneficial owner records current as well, as our DAFZA ultimate beneficial owner compliance page explains, because corporate changes and ownership records move together.

None of these lines appears in a headline package price, and together they decide whether your first year stays on budget.

# What You Pay After Setup: Tax and Compliance

Setup ends, but federal duties start at once. Corporate tax registration with the Federal Tax Authority is free through EmaraTax, and every DAFZA company must register within three months of its licence date, whether it expects profit or not. Late registration carries an AED 10,000 penalty. Our DAFZA corporate tax and free zone status page covers the free zone position in full.

Free zone companies can access the 0% corporate tax rate on qualifying income only when they meet the Qualifying Free Zone Person conditions, including adequate substance and audited financial statements where required. Other income follows the standard structure: 0% up to AED 375,000 of taxable income and 9% above it. VAT registration is also free, mandatory past AED 375,000 of taxable supplies and voluntary from AED 187,500.

Ongoing compliance is a running cost, not a government fee. Our corporate tax filing starts from AED 299/year, bookkeeping starts from AED 499/month, and VAT return filing starts from AED 599/quarter. Those are starting prices, they exclude VAT, and they never include government fees.

# How to Get a DAFZA Quote You Can Trust

Since the authority publishes no tariff, the quality of your quote is your only protection. Ask for the quote directly from the authority where you can, and require any seller to itemise it the same way: licence category, company registration, facility type and size, establishment card, and visa processing per person, each on its own line.

Then ask for year two in writing. At DAFZA the licence and the lease both recur, so the renewal conversation is mostly about space. Fix your renewal rent terms, your right to downsize or expand the facility, and what happens to your visa capacity if you change space, before you sign the first lease.

Finally, add the compliance layer most quotes omit, using our business setup and tax cost service as the checklist. A budget covering licence, lease, people and tax records in one file is the only version that survives the first year.

FAQAnswers to the questions people actually ask

Frequently asked questions

Does DAFZA publish an official company setup price list?

No company setup schedule that we could verify. The authority's own site presents setup as three choices, licence, company type and space, and then asks you to enquire, without publishing the price of any of them. Every exact DAFZA total online comes from a seller whose package inclusions differ, so treat those totals as offers to itemise, never as the authority's tariff.

Why does DAFZA cost more than licence-only zones?

DAFZA sells location as much as licensing. Your company sits beside Dubai International Airport, with the cargo and logistics access that position gives, and the model is built around real space inside the zone rather than a remote licence product. You pay for a physical facility, a premium address and airport adjacency, which is why comparing DAFZA with a licence-only zone on headline price alone always misleads.

Can I set up in DAFZA without taking physical space?

No licence-only entry product appears on the authority's own site. Setup there runs in three steps: choose your licence, choose your company type, then choose your space. The space step is part of the product, not an optional extra, so even the lightest DAFZA route prices a facility inside the zone before any visa or compliance cost enters your budget.

What sits outside the DAFZA licence fee?

The licence element is only one line. Registration, your facility lease, the establishment card and visa processing for each person you sponsor all add separate lines, and for most DAFZA companies the lease is the largest of them. Ask the authority or your seller for an itemised quote that separates each line before you compare DAFZA with any other zone.

Do DAFZA cargo companies pay customs duty on their goods?

It depends on the goods, the route and how they move, which is exactly why cargo founders should model it before setup. Goods held and moved within the free zone system are treated differently from goods entering the mainland market, and your customs registration, documentation and VAT position all follow that movement. Price the logistics chain with your licence, not after it.

What tax registrations does a new DAFZA company need?

Your company registers for corporate tax with the Federal Tax Authority through EmaraTax within three months of its licence date, and registration is free; late registration carries an AED 10,000 penalty. VAT registration is also free, mandatory past AED 375,000 of taxable supplies and voluntary from AED 187,500. Qualifying Free Zone Person status then depends on substance, qualifying activities and audited records.
